The Palladium Group supports its leadership position by a clear understanding of the need to develop, manage and dispose of single assets within the context of regional portfolios located in selected urban areas which the Group knows well.
This strategy is made possible by the presence of a local Palladium team who can make informed, focused and disciplined decisions based on frequent communications with shareholders, partners and the local community. It is applied in all areas where the Group is active, in its historic birthplace of Northern Italy as well as in the more recent areas of development ( Dallas and Berlin since the mid-1990’s).
Short summary of some of the Projects that PALLADIUM GROUP has developed and managed in the last years.

The GRAND TREVISO and CANAL SIDE LOFTS developments are located adjacent to each other in Las Colinas (City of Irving), close to the City of Dallas. The designs of these two buildings are contrasted: GRAND TREVISO seduces by its classicism and feel of exclusiveness, whereas CANAL SIDE LOFTS exudes off-beat energy. Together, they form an innovative urban project and contribute to the attractiveness of Las Colinas and the Mandalay Canal.
GRAND TREVISO is a luxury residential development where quality of life has been raised to a new level. It includes 247 condominium units with lavish features and appointments worthy of the finest private homes. Units range from 80 to 330 square meters in area with a total rentable area of 31,300 square meters.
Common areas are decorated with a private collection of paintings from the Palladium Group’s Kiron Art Gallery in Paris, France. Amenities include a conference center, A Grand Salon for parties and receptions and, naturally, fully-equipped fitness and tanning rooms. Concierge and doorman services are available on a 24-hour basis.
Outside, a meandering, landscaped walkway beckons the residents to take a quiet stroll to nearby quaint shops and restaurants along the Mandalay Canal, or to relax in the picturesque setting of the Grand Treviso’s gondola dock.
The building was completed in 2002 as a highly successful rental project and converted to condominiums in 2005 where only a few units remain for sale to date.

The Canal Side Lofts project includes 306 loft-style residential units with a rentable area close to 31,000 square meters. The units are targeted at the individual looking for a dwelling out of the ordinary; an individual who leads an active lifestyle and wants a more urban experience with cafes, shopping and amenities within a dense pedestrian setting.
The design solution brings an atmosphere of fun and excitement. The rhythm of the façade is intermittently broken with changes of color and proportion, using brick and stucco as main ingredients. With a sincere attention to detail and simplicity, something as ordinary as a downspout became a significant architectural feature, each emphasizing delineation in the façade, creating a modern “brownstone” proportion of the dwelling units.
The Grand Entry Portal is contrasted from the broader façade by introduction of a steel structure and deconstructive forms emphasizing it as the point of arrival. Proceeding through the portal leads to European style motor court which feeds the two parking garages, and welcomes residents to the high-tech leasing center and community rooms, consisting of a multi-purpose meeting and audio visual room, canal side game room, and elaborate fitness center, complete with a “regulation sized” boxing ring. Also provided for the enjoyment of the residents is an indoor basketball court.
The rear of the development runs along a man-made canal with water taxis and a pedestrian promenade. Enlarged windows on the canal promise exceptional views along the canal and across town.
The building configuration provides two inner courtyards, with the larger having a custom pool with fountains and sun deck areas.
CANAL SIDE LOFTS represents the melding of high-tech and conservative modernism. The unit designs evolved into open plans with large kitchen islands, unique baths with floating wall-mounted base cabinets. Concrete floors and ten-foot ceilings are used for a genuine loft feel.
